Client Brief

A couple wanted to extend the rear of their detached house to create more living space. They wanted to maximise the sense of space with a vaulted ceiling and full-width bi-fold doors, while staying within permitted development limits to avoid a lengthy planning process.

Design, Planning and Scope of Works

Single storey rear extension — 4m projection under permitted development. Strip foundations and concrete slab with underfloor heating. Vaulted ceiling with exposed rafters and ridge beam. Two structural steels — one to support the rear wall removal into the existing house, one to carry the vaulted roof. Three-panel corner aluminium bi-fold doors at the back. New kitchen installation with quartz worktops and mood lighting.

Construction Works

Foundation trenches were dug and concreted within the first week. Blockwork walls went up quickly — the extension was watertight within 5 weeks. The vaulted roof was constructed with engineered timber rafters and insulated between and below. The knock-through to the existing house was the last structural element — the RSJ was installed on a Saturday to minimise disruption. Kitchen fit-out, electrics and decoration followed over the final four weeks.

Challenges and Solutions

One of the key challenges during the build was integrating the new structure with the existing house, requiring careful sequencing of structural steel installation and roof construction while maintaining the stability of the original building.
