Client Brief
Our Place School required a new residential building to provide supported accommodation for young adults transitioning towards greater independence. The building needed to offer private bedrooms alongside shared living areas, staff offices and facilities that would create a safe, comfortable and supportive environment for residents.
Design, Planning and Scope of Works
Construction of a new single-storey residential building including ten bedrooms, staff office areas and a large communal living space. Timber frame construction with external cladding and pitched roof finish. Installation of full mechanical and electrical services throughout, including heating, lighting, fire detection and safety systems. Internal partitions, insulation, plastering and full internal fit-out including bathrooms, kitchens and communal areas. External works including drainage, pathways and landscaping around the building.
Construction Works
The project began with groundworks and foundations before the main structural frame of the building was erected. External cladding and roofing works followed to make the building weather-tight, allowing internal works to commence. Mechanical and electrical first fix services were installed alongside insulation and internal partitions. The project progressed through plastering, second fix carpentry and installation of kitchens, bathrooms and fixtures before decoration and external finishing works completed the development.
Challenges and Solutions
Constructing a new residential facility within an operational educational setting required careful coordination of deliveries, site access and construction activities to minimise disruption to the school. Particular attention was also required to ensure the building met safety, accessibility and durability requirements appropriate for supported living accommodation.
