Client Brief

The clients purchased an existing steel-clad agricultural building with the intention of converting it into a modern family home. The aim was to create a large open-plan living environment with high ceilings and natural light while incorporating modern features such as underfloor heating, wellness facilities and outdoor entertaining space.

Design, Planning and Scope of Works

Structural alterations to the existing agricultural building including installation of a new internal structure to support the residential layout. Construction of new insulated walls, roof upgrades and installation of new windows and roof lights. Full internal fit-out including kitchen, bathrooms, gym and steam room. Installation of wet underfloor heating throughout both floors and construction of an external entertaining area with an outdoor kitchen and wood-fired pizza oven.

Construction Works

The project began with structural works to adapt the existing agricultural frame for residential use. The building envelope was upgraded with new insulation and external finishes before installing glazing and roof lights to maximise natural light. Internal construction followed, creating large open-plan living areas, bedrooms and wellness spaces. Mechanical and electrical services were installed alongside the wet underfloor heating system before completing the internal finishes and external entertaining area.

Challenges and Solutions

Converting an agricultural building into a residential property required significant structural upgrades and careful planning to meet modern building regulations. Insulation, services installation and integration of the large open-plan layout had to be carefully coordinated while working within the existing steel frame structure.
