Client Brief
The property was originally a dated two-bedroom bungalow with limited living space and an aging structure. The client wanted to significantly increase the size and functionality of the home while modernising its appearance. The brief included creating additional bedrooms and bathrooms, improving the layout and completely refurbishing the building both internally and externally to deliver a contemporary family home.
Design, Planning and Scope of Works
Construction of a rear extension to enlarge the ground floor living space, together with a dormer loft conversion to create additional bedrooms and bathrooms at first-floor level. Full internal refurbishment including new kitchen, bathrooms, plumbing, heating and electrical installations. Structural alterations to reconfigure the internal layout. External refurbishment works including a new roof covering, render, windows, doors and landscaping to the rear garden.
Construction Works
The project began with structural alterations and the construction of the rear extension to increase the ground floor footprint. The existing roof structure was then modified to accommodate the dormer loft conversion, creating additional bedrooms and bathrooms within the new upper floor. Once the main structure was completed and made weather-tight, internal works progressed through first-fix services, insulation, plastering and installation of kitchens and bathrooms before decoration and external works completed the project.
Challenges and Solutions
The project was delivered during the COVID-19 pandemic, which created several challenges including material supply delays, reduced workforce availability and the need to follow strict health and safety procedures on site. Construction projects during this period commonly faced disruptions to supply chains, workforce availability and new safety protocols, all of which affected programme planning and site operations.
