Client Brief

The landlord required the industrial unit to be returned to its original condition following the previous tenant’s departure. The works were carried out in line with a schedule of dilapidations, ensuring the building met the repair, decoration and reinstatement obligations set out within the commercial lease before the property was handed over to a new occupier. Dilapidations typically arise when tenants fail to meet their lease obligations relating to repairs, reinstatement of alterations or redecoration of a commercial property.

Design, Planning and Scope of Works

Full internal refurbishment of the industrial unit including repair and preparation of internal blockwork walls, reinstatement of areas altered by the previous tenant, removal of redundant fixtures and services, repairs to building fabric and preparation of surfaces. Works also included cleaning, repair and coating of the factory floor along with internal redecoration throughout the unit.

Construction Works

The project began with removal of tenant-installed fixtures and redundant services, allowing the structure of the building to be assessed and repaired where required. Damaged blockwork and internal surfaces were repaired before preparation and decoration works were completed throughout the unit. The floor was cleaned and refinished to provide a durable surface suitable for industrial use before the building was inspected and handed back ready for the incoming tenant.

Challenges and Solutions

Dilapidation projects often require careful coordination to ensure all works comply with the landlord’s schedule while returning the property to the condition required by the lease. In this case, several areas required repair where alterations had been made by the previous tenant, and works had to be carried out efficiently to allow the landlord to re-let the property with minimal delay.
